Floor Leveling To 1/16" In 20 linear feet

Why is concrete leveling necessary?  Concrete leveling is important when installing any type of flooring.  With concrete leveling, you can be assured that any type of flooring will look its very best.  It's also smart financially: most manufacturers' warranties are void if the flooring is installed over uneven concrete.  Concrete leveling also means you have eliminated dangerous spots that might cause tripping.

  • Low or sunken concrete
  • Wavy or uneven concrete
  • Cracked concrete
  • Different elevations of concrete slabs
  • Concrete adjoining the main house with an Arizona room 

 

It's unfortunate that more care is not taken during construction when the slab is poured.  Many surface preparation costs could be eliminated by better workmanship at that stage.  Once the concrete has been poured and finished, the only way to remedy an uneven surface is by either concrete grinding (for the high spots) or concrete leveling (for low spots).  Many times it takes a combination of both to achieve a flat floor.

It's important to note that "self-leveling underlayments" are self-leveling only if applied correctly.  In most instances, leveler is applied using an aluminum screed to control the depth of the levler.  Without careful use of these aluminum leveling screeds, the leveler could not be applied properly, and could easily be over-poured, creating a hump.  Once the leveler dries, a hump created by over pouring is extremely difficult to grind down.  In fact, dried leveler is four time harder to grind than concrete!  The leveler itself is expensive, and if applied improperly, can turn out to be an even more expensive mistake.

In those areas receiving the leveler, we always completely "scarify" or "profile," as these terms are often used to mean the same thing.  Don't count on a primer to work effectively on old concrete floors with paint, drywall, old coating, and adhesives still covering them.  Specialized equipment is needed to prepare the old concrete to accept the leveler, and most novices don't have that equipment and it's really not possible to rent equipment to effectively do this type of work.  We've seen entire sections of leveler peel away like a pancake because of improper preparation.  Remember, you get one chance to use this leveler, and if you get it wrong, everything else will fail.

What is floor leveling, and what is a Super Flat Floor?  Simple - it's a sub floor that meets or exceeds a flooring manufacturer's minimum specifications for flatness - over the entire area of your sub floor.  This means that the level of the sub floor will be the same 15 feet, 20 feet, or even further away from any given point.  These sub floors have been flattened to the point that there is no appreciable difference in height - no high points or low points anywhere... the floor is totally flat.  Neither thinset nor adhesive is intended to "build up" low spots, and of course you can't take them away to compensate for a high spot.  So the only way to achieve a sub floor that is flattend to flooring manufacturers' specifications is by precision grinding and/or application of a leveling underlayment.  Jack King is one of the very few flooring contractors with the equipment and expertise to reliably achieve a Super Flat Floor, thus providing a base which guarantees the beauty and durability of your new flooring installation.

We have invested about $30,000.00 in specialized equipment to produce Super Flat Floors.  We use a combination of lasers, aluminum screeds, large and small grinders, with state of the art dust collection systems, precision levels, and other devices to really flatten a sub floor.  And we ensure that the entire floor is flat... just because one section is flat, that doesn't mean that it's in line with the next section.

So why is a Super Flat Floor so important?

  • Really large ceramic and stone tile can be installed with the edges almost touching but without those annoying variances in the height of the individual tiles, and without the risk of cracks developing over uneven sections of the sub floor.
  • Wood flooring can be glued down with no "hollow spots."

As a discerning customer, you will appreciate the beauty of a totally flat flooring installation.  And have you ever had a look at baseboards installed over a wavy floor?  It's not attractive!

As a homeowner who has invested in a beautiful new floor, proper surface preparation means that you have increased your home's value.

Flooring distributors are happy to guarantee their products, but they are also happy to find reasons to avoid paying a claim.  One of the easiest ways to do that is to find that the sub floor doesn't meet the minimum standard for flatness.  Then they can claim that the warranty is voided by improper flooring installation.  We can guarantee that this won't happen!
