The entire valley we live in contains "expansive soil." This soil causes many sub floor concerns, especially when trying to install hardwood flooring. It requires a focused and dedicated installer or flooring company to address these concerns and not gloss over them. The very foundation of your hardwood floor is riding on this! Most installers have never been trained in the art of flattening floors, which include grinding and leveling methods. Those which taught them to install hardwood floors really had no idea what equipment and skill is needed to properly prepare the sub floor. The equipment is expensive and it takes great patience and skill to know how to do this efficiently, including knowing the correct process to minimize disruption and dust. A majority of installers do not own or have access to the proper equipment for even the simplest of surface preparation needs. They are likely to install your hardwood over the existing sub floor without ever investigating if it is suitable or not.
